Maintenance - 24/7/365
Breeden's proficient and versatile maintenance crew collaborates to address maintenance inquiries from both property owners and tenants. This is carried out during standard operating hours as scheduled via the office or online portal, based on priority level, or outside of regular hours within the scope of emergency situations.
Tenant Communication
We manage all tenant communication through various channels such as online portal, phone, email, and text, ensuring an exceptionally responsive approach to their needs.

Our office is conveniently situated in the heart of downtown Morganton, North Carolina, and is staffed Monday through Friday to provide tenants and owners with the option of in-person assistance when needed.

Accounting
We collaborate with you to develop long-term strategies aimed to optimizing your investment yield. Owners are provided with unrestricted access to real-time performance and financial reports regarding your properties. Furthermore, we assist in organizing consistent schedules for routine maintenance as well as upcoming rehabs and repairs. Other items we provide in the accounting realm are 1099 forms for federal income tax and customized monthly statements.
Hands-On Management & Leasing
Our in-house team is prepared to oversee all property and tenant operations for you including leasing, routine inspections (based on Property Management Agreement), Move-ins and Move-outs. Additionally, we take care of maintenance, rent collection and delinquency chasing, expansive tenant verifications, eviction management and other related tasks.
The Online Portal
For Owners: Owners can enjoy unrestricted access to their online portal, where they can find online reports, track financials, submit owner contributions, and make maintenance requests.
For Tenants: Our online platform provides tenants with the ability to conveniently pay rent, access their account, and make maintenance requests.
